Since 1 March 2026 almost everything depends on your income category. Category 4 has the lowest incomes, category 1 the highest. Categories 3 and 4 still get a grant for the roof, exterior walls, floor, windows and doors, preparatory electrical and plumbing work, damp treatment, a heat pump and a heat pump water heater. Categories 1 and 2 only get a grant for a heat pump or a heat pump water heater. If you fully own another home or building plot besides the one you renovate, you fall into category 1 automatically, as does a private landlord. Non-residential buildings get nothing.

The limit follows the taxable income on your latest tax assessment. In 2026 a single person is in category 4 up to €24,750, in category 3 up to €43,240 and in category 2 up to €55,020. For a couple, or a single person with one dependant, the limits are €37,110, €60,520 and €78,610. Each additional dependant raises the limits by €4,420.

Category 3 receives 35% of the invoice excluding VAT, category 4 50%, with a maximum per job. For the roof that is €4,025 or €5,750, for windows and doors €3,675 or €5,250, for exterior walls €3,500 or €5,000. A heat pump receives a fixed amount: an air-to-water heat pump brings €4,500 in category 3, €6,000 in category 4 and €1,500 in categories 1 and 2, capped at a share of the invoice. Each job needs a minimum invoice of €1,000 excluding VAT, and a contractor must carry out the work.

For the roof, walls, floor, windows and preparatory work the home must have been connected to the electricity grid before 1 January 2006, for a heat pump before 1 January 2014. Demolition and rebuilding gets no grant. A solar water heater and interior renovation have received nothing since 1 July 2025, and ventilation is no category of its own: it is a condition attached to new windows. Every job has a technical requirement, such as an Rd value of at least 4.5 m²K/W for roof insulation or glazing with a Ug of at most 1 W/m²K.

You apply in Mijn VerbouwLoket within 2 years of the last invoice. The decision follows within 6 months, payment within 12. If you need to pre-finance the work, the Energiehuis (in Ghent: Huis+) lends €4,000 to €60,000 through Mijn VerbouwLening over up to 25 years: 0% interest in category 4, 0.5% in category 3 and 1.5% in category 2. Category 1 can no longer borrow. The heat pump grants run until 31 December 2027.
