Explained

The Energy Performance Certificate (EPC) is a mandatory document that indicates how much energy your home consumes. The result is a label from A+ (very efficient) to F (very poor) and a score in kWh per square meter per year. The EPC is required when selling or renting.

The score is not measured based on your actual consumption, but calculated based on building characteristics: insulation quality, heating system type, glazing, ventilation and any renewable energy sources.

Up to 30% of heat escapes through a poorly insulated roof. Roof insulation is often the most cost-effective first step.

Uninsulated exterior walls cause major heat losses and thermal bridges that create moisture problems.

Single glazing or outdated profiles let a lot of heat escape. Triple glazing can reduce loss by 80%.

EPC Scale

The EPC label indicates how much energy your home uses per square meter per year. The lower the number, the more efficient and comfortable your home.

Legal Framework

Since January 1, 2023, when purchasing a home with label E or F, you are obligated to renovate to at least label D within 6 years. Those who do not comply in time risk a fine of 500 to 5,000 euros.

The fine does not cancel the obligation. After payment you receive a new deadline.

From 2030, rental properties must meet a minimum EPC label. Non-compliant homes may no longer be rented.

2050Climate goal

Flanders aims for all homes to reach label A. Renovating becomes increasingly urgent as the deadline approaches.
